History of the Site

The newest proposals seek to bring forward a new residential masterplan for the site, following the decision earlier this year not to proceed with the previous planning permissions submitted by Berkeley for the same location.

Various planning permissions were granted between 2018 and 2022 for the development of the site, including the redevelopment of the neighbouring Howard of Effingham School.

However, rising economic and regulatory pressures meant that our plans to deliver the previously approved schemes were no longer financially viable. As such, in Spring 2026, a decision was made to bring forward a revised and viable proposal that focuses on deliverability and delivers a positive outcome for the whole community.
